The entire 20 acres with the house and garage is 1,700$ a month if farming the land. With a lease. I am willing to negotiate. Depending on the tenants land use. The house rents for 1,450 a month. With a one year lease. With only use of the surrounding 2 acres.

Other ideas to think about.  
   The land is a ten minute ride from the center of Fairfax.  It is a twenty minute ride to Smugglers Notch ski area.  The ride to Burlington takes 30 minutes in the morning commute.  
As many farmer types might wonder?  Does it have farm stand potential?  Probably not to prolifick.  Being the land access is off a dirt road.  But....
There is enough flat space around the home site that would easily fittwo or three 100 ft greenhouses. This would allow for commercial tomatoes/flowers/vegetable starts.
I dont think the property is big enough for a commercial beef operation, unless, you had other land to grow your feed on.  Or you just had 10 head.
There is a section of the land that is a natural bank of sandy soil, deposited in a long uniform manner.  I wanted  to clear the silver maples out of there and open it up for berries.  The exposure would be perfect, and the soils are optimal. 
Raising turkeys or chickens would obviously be an option, plenty of land.
