Some lots have been perked and been approved for performance mound systems for septic. There are other heavily wooded lots that sit atop a deep gravel bank, but these are farther away from electricity. They would however most likely qualify for conventional (less expensive) septic installation.

Additional Information

There are fourteen 10-acre lots available on Applesauce Hill, part of an old hillside orchard that operated for years as Ellis' Orchard probably from the 1940s into the 1980s. There are still some apple trees on most of the lots, but they would need a lot of pruning to bring them back. The land is suitable for berries, Christmas trees, raising animals, etc.

There is a mix of hardwoods on each lot. Great southern exposure. No shortage of water and a lifetime supply of firewood. The land adjoins some of Pond Hill Ranch lands and so is great for horse people too--think horse loggers.

One lot recently sold for $65,000. Lot prices vary depending on views, etc. Farm covenants are in place on the land and I just really would like to see a nice community of homesteader types on the hill rather than suburbia.
