Description

This property was once 50 acres, possibly more - probably farmed in the last century judging from the stone walls. In the 80's it was logged and the owners planted 3 fruit trees; blueberries, and other perennials. There is 1300 ft. of river frontage on the Saco River - approximately 1000 feet. I have had horses on this property for 16 years. We have had chickens and small personal gardens. There are 7 buildings on the property: a double wide modular with an addition and a two car garage and partial basement, totaling 2400 square feet; a big shop/garage; a barn with hay storage; a 20 X 40 greenhouse; a small cabin at the River; and two storage buildings in need of repair.

I would like to preserve this land forever and keep it from being developed. One way to do so, I think, would be to put it into a farmland type trust. I would love to see someone doing diversified farming here.

I believe the double wide modular was put in during the late 70's early 80's. Then an addition was added to one end for a home office. We bought it in 2000 and immediately put in new wiring. We repaired the huge wrap around/L-shaped deck with plastic decking. We put on a metal roof and plastic siding. About 5 years ago, we put in a new furnace and hot water heater. I am currently replacing the plumbing pipes. The whole house has been treated for mold and the crawl space de-molded and lined with plastic, and we installed a dehumidifier. This includes two living areas - one used as office space and the other for living space. There is also a whole house generator.

Depending on how you use space, there are 3 or 4 bedrooms. There are 2 + 1/2 baths, but the 1/2 bath is not hooked up right now.
