Lease involving multiple owners organized by Landgrove Valley Ag Group. Flexible lease terms and lease length. The landowners are willing to provide capital investment (limited) on reasonable repayment terms to support infrastructure improvements to suit the farmer(s)’ operation. Additional non-contiguous landowners in the vicinity are also interested in leasing significant hay and pasture land to the operator.

Multiple owners of contiguous of prime farmland in the heart of Landgrove are offering a farmland lease opportunity to a farmer or farmers interested in developing an agricultural enterprise. The current beef farmer is retiring after 30 years of regenerative land stewardship. He is coordinating with his four neighboring lessors to find a new independent operator to steward this special farm. The landowners expect the new operation will begin in the 2019 growing season.

The landowners are motivated to find a new farmer and are eager to work creatively with the right farmer-partner to help the farmer create a productive and profitable venture in Landgrove. They seek a farmer who will establish an environmentally responsible (sustainable, non-chemical) diversified agricultural operation. The previous pasture-based grazing operation is suitable to the landbase, but the land will support a wide range of crop and livestock production; multiple species and mixed agricultural use are possible.

Approximately 120 acres of farmland is immediately available. Approximately 5 acres are suitable for pasture only; the remainder is currently hayed or can produce an agricultural crop. The land is constituted by a nice mix of sandy loam river bottom and upland glacial till prime ag soils. The terrain is flat to slightly rolling. pH currently at 6.2 – 7.0. Elevation is above 1600 ft. for this farm. Some of the acreage is in the floodplain and can be seasonally affected on an annual basis.

No shelters or facilities are currently available but landowners are willing to discuss funding for a permanent winter shelter for livestock. Some watering and fencing systems are in place. Two year-round brooks provide water to 80 A for the existing rotational grazing system. Water is available for frost-free winter water supply. Currently, a temporary fencing system is used for rotational grazing. The landowners are willing to provide funding for perimeter fencing that may be required for the operation. Up to 20 acres of temporary fencing is available to the lessee.
