14.5 acre building site including field road with septic plan and approximately 12 acres of field
Approximately thirteen acres has been maintained under organic standards since November 2012. Not certified. A field road runs from a turnout in West Street, through one acre of mixed woods, and ends at the top of the hill and an ideal building site with a view of surrounding hilltops.
The lot is triangle shaped. North is bordered by a stone wall and woods. East border is a water runoff ditch and stone wall with a neighboring field. The southern tip is a short road access point to West St. A steep and recently re-engineered hill to the west prevents visibility from West Street traffic.
The field is approximately 12 acres . One tilled acre in self-seed winter rye since 2014. One tilled acre fertilized and limed 2016: ⅓ acre planted in popcorn, but otherwise fallow. Approximately ten acres are hayed and would be an ideal location for swales for a tree farm. Field is designated HEL (highly erodible land) and needs to have a plan submitted to the USDA for any changes to tillage - file currently exists at USDA office. Hill has been tested for wetlands and was deemed not. Paperwork available.
Artesian well at top of field is uphill of an ideal location for a pond.

Because the Town lacks a formal zoning ordinance, future development can legally occur in most locations without formal Town review. Vermont Act 250 provides review for larger development projects while state wastewater regulations govern the siting of well and septic systems. In lieu of a zoning ordinance, the language contained in this Town Plan should guide the Town’s position regarding any proposed new development under Vermont Act 250.
