Dear Farm Buyer, Lessee, or Investor/Co-owner,
Don't contact me unless you are real, direct, and liquid. I don't play games and have zero time to waste on blowhards and window shoppers. The prices are reality not particularly negotiable. This is the only farm for sale in Brattleboro. The closest is a $725,000 property right up the road from me with terrible soil.
This place is beautiful and turnkey for a 4-season operation in a neighborhood with over 300 conserved acres, 2 other working farms, drive-by customers and great neighbors. This is a beautiful, peaceful place to work and for visitors. It has a special charm for a diversified, small direct market operation and agritourism/farm education. There are places that are less expensive in the boonies or with trailers for housing, but Brattleboro is a very special community with a fantastic Farmers' Market, year-round, and a local Coop. There's a thriving network of farms, farmers, and farm customers within the community.
I put in a greenhouse with electric, plumbing, newly tilled 2 acres, newly fenced and organically fertilized pasture, cooler equipment, excellent Kubota tractor and implements. 9 KW PV solar on the south-facing barn roof. I have plans, estimates for the next steps and am happy to share or manage for you. The barn only needs an estimated $10-15,000 of work, amazing solid queen-post gunstock frame.
I'm open to an enthusiastic and capable investor to share the opportunity and the excitement of building a sustainable, small-scale, quality-driven operation. There is also plenty of room here for two entities with separate housesites and separate ownership - the bulk of the property could go to you, minus my 2 acres, or to me minus your farmstead, but the use could be coordinated for mutual benefit. I'd prefer to stay in the old house on the road and let you have your choice of which portion of the duplex you'd like, or choice of housesites with views, but I could also be the one to build new, or I could move away entirely for the right price.. There are several potential housesites you could choose from without detracting from the beauty or productivity of the land.
You are grounded, smart, capable, committed to sustainability/renewable energy/organics and financially ready. If you have $300,000 to invest you'd be coming in with equal skin in the game to eitehr partner or buy half. Priority will be given to those with business, berry, perennial, honey, sugaring or livestock experience, although money and a passion for hard-work and follow through could "trump" that, and I look forward to hearing your enterprise ideas.
Come walk the land, look at photos, tell me your vision. I'm continuing to farm here in the meantime.
