Description

This parcel of about 30 acres is the open land of an old farm which we bought recently in order to acquire the woodlands; we want to sell the farmhouse and buildings and farmland and keep most of the woods.  The land is currently being hayed by a large dairy farm in town; this farm also plants "conventional" silage corn in the neighboring fields immediately uphill to the north.

The old house is solidly built but is in need of improved insulation and other heating system repairs. A connecting shed to the three bay wooden garage needs shoring up, but the garage itself is in very good shape, with a second floor for storage or workshop space.  Suggested energy improvements would cost about $17,200 altogether (sprayfoam insulation, upgrade oil furnace to propane, replace basement door, fix chimneys, etc).

The large (32x90) steel garage across the Bailey Road from the house is in very good shape, with plenty of access area around it, as well as an old 2 story schoolhouse on a slab being used for storage. There's electricity but no water on this side of the road.
