The land is generally a west facing slope with ledge below the topsoil in the upper parts and a permeable clay layer farther down. Soil tilth is beautiful. Springs across the property have generally kept the soils moist with no irrigation needed. All water is moving with five streams on the property which create natural buffers / fencerows. Large pasture areas have been kept mowed but not used. Several acres are fertile from vegetable and poultry production. There are very few rocks in the soil. All crops grown on the land have outstanding flavor.

Four Springs farm lives up to it's name. There are four year round springs, one of which supplies water to the lower, working parts of the farm. A drilled well produces 30 gallons per minute of clean delicious water. The five streams have small amounts with generally steady flow in convenient locations. There is a nice pond site which could be fed from a year round spring.
There are several frost free hydrants around the farm.

The farmhouse is sixteen years old and was built with a sizable root cellar, easily accessed full basement and licensed kitchen. Two or three bedrooms & two baths.
Two greenhouses in use totaling 2000 sq ft. Another smaller frame is stored.
The farm has hosted visitors since 2004 with licensed and inspected campground facilities. There are two wash houses and a centrally located picnic pavilion, three rustic guest cabins and multiple tent sites. All are walk-in access located in private non-productive corners of the farm.
