Description

The property has been continuously farmed since 1797 and has a "top-of-the-mountain,end-of-the-road" location. The property abuts 1,000 acres recently conserved by all our neighbors in a very welcoming community of people who have been here siince the 1960s.

The landowning family consist of a Mother and Father in their mid to late 70s and one son in his late 40s. The seniors would like more time to travel and to reduce the amount of physical labor required. All three want to remain on the land until death and the son is willing to work for a new operator on all aspects of the sugaring business but also has other interests and doesn't wish to continue farming on his own.

Soils are high organic matter loam mostly with good drainage. Soils are somewhat stony but not excessively so. A unique feature is how much level or nearly level acres exist at 1300 to 1500 feet above sea level.

Currently

  • Open land is either fenced pasture for horses and dairy goats or production of hay, plus 1/3 A of highbush blueberries. 
  • Farm woodland is currently used for 4,000 tap maple sugaring business (see below)

There are two parallel options that the owners are willing to consider with this farm, that could be available to the same or different parties, depending on interest and circumstances:

  1. Lease of the main farm, including barn, sheds, and other non-sugaring buildings, as well as the open acreage (currently in hay/pasture, with some other small plantings).  This could include the sale (or perhaps initially a lease) of an additional house parcel adjacent to the property.  (The main farmhouse is not for sale, as we intend to continue living there).  After a trial period, the hope would be a long-term lease of the open land and farm buildings, with a potential purchase option or right of first refusal.
     
  2. Sale of well-established sugaring business (<-- see complementary Property Posting)
    (Sugarhouse is not central to the rest of the farm infrastructure, and can easily be accessed by a different individual/entity than the rest of the farm).
