Description

When we bought the farm 2 years ago, there was no house so we built a house off the back of the metal barn. DownEast Magazine is interested in doing a story about it! We have done extensive landscaping, found cut granite on the property that we put into place with the backhoe for steps, we created trails through the woods. It was just renewed in Tree Growth and part of the plan is a Soil Analysis which revealed that the 6 acre field has very rare soil quality that falls into the category of "statewide importance". The rest of the field is in the "prime farmland" category. It is currently being hayed. The property has 1100 ft of road frontage, 10 new storage units that are attached to each other in a 100 x 24 ft. building with a metal roof. They are all rented which pays the taxes, and all living expenses. The barn is 100 x 40 and could be used for equipment, metal shop, wood-working shop, auto repair, horse stalls could be built in there. We have 3 large vegetable gardens which have produced great amounts. We built a greenhouse. We will be selling veggie plants this spring with the extra plants we get from the greenhouse. We did raise chickens and quail. There are many spruce throughout the woods in various stages so could be sold for Christmas Trees. Also cedar trees and we have kept the berrying bushes to promote wildlife. VIEWS OF MT. KATAHDIN from the greenhouse! Beautiful breezes year round. Property is on the ITS trail system for snowmobiling and 4 wheeling. Close to many area lakes. We would like to see a husband and wife or family buy this and continue to farm the field, set up a stand or business here, and enjoy it as much as we have. Brand new house with new windows and door. It is built off the back of the large building and is 24 ft. x 32 wide which reduces the usable space of the large building to 75 x 40. The house is very well insulated, has a Monitor heater, repro Cook stove enameled w/water resevoir for supplemental heat if necessary. It will be sold partially furnished. There is a fridge, gas range, claw foot tub, washer, dryer. We put in a dug well which never runs dry. New owners will have to finish the flooring, wall painting and any other customizing. It has a privy. One bedroom, living/kitchen area, and 2 spare rooms in addition to the full bath. There is attic space above.

Priced at $225,000 Motivated!
