We see this as a unique business purchase opportunity just in time for the upcoming retail season. For the right buyer, we would offer to include the current inventory (valued $144k) in addition to the cidery production and fermentation equipment, licensing, sale contracts, naming rights, and intellectual property. At this time the orchard and farmhouse building are not for sale (although I have a small block of 70+ Franklin Cider trees I might include). So to reiterate, the sale of this business includes: equipment, the name, two contracts for 2019 events that gross about $65k (with the likelihood of additional 3 year renewal), our potential consulting, the cider formulation (recipes), and the $144k (retail) of inventory (ready for sale). Now let's talk leasing the farmhouse. Inside the farmhouse are the production + fermentation spaces, retail and tasting room, and a cafe with a licensed commercial kitchen. We would be pretty flexible to include a lease for the cafe/commercial kitchen in addition to cider production. We are looking for a good amount of down payment, but would be able to let someone new use the spaces at discount rate (perhaps just utilities) for some period of time. This could include the tasting room. We see it as someone buying the LLC (that includes all licenses etc.) and leasing the building. For the right person we would also discuss lease alternatives.
