There is a 2 acre area around our farm house; there is approximately 1 acre of land that we are using for an orchard; and there is a small stream flowing through the property, as well a small wetland area, so farmers grazing animals would be limited by the Required Agricultural Practices buffer requirements in those areas.

There are several spring-fed water sources around the farm. When cows were grazed in the field, the farmer ran a hose up the hill from a spicket to a big water basin. Worked fine.

There is a large wood-framed barn that measures 30' by 76'. It has exterior finishes of metal roof and wood clapboard siding and is built into a bank, so has one side of the foundation open to grade level. It's used for storage now, but with some adaptation, could possibly be used for large animal shelter.

We are very interested in having these fields be used for pasturing animals, and we're open to negotiating the lease terms. Our primary motivation is to have these land be put to use.
Additional Information


The total Cossingham Farm property acreage is 122.6 acres. It's located in Norwich, VT, about seven minutes from the downtown of Norwich, and ten minutes from Hanover/Dartmouth College. The whole site has 43 acres of open fields, the rest is forested. We currently live in the farmhouse on the site.
My husband and I are both mid-30s folks with full-time jobs away from the house (although I work from home three days/week). Husband is a professor at Dartmouth, I work at an environmental nonprofit. Despite the full-time jobs, we're very motivated to have this beautiful property be a working landscape, and we're keen to help out a farmer who is looking for extra pasture for replacement heifers, sheep, goats, etc.
Because we don't have on-site farmer housing, we're ideally looking for a local farmer who needs more pasture acreage. We'd happily take on some responsibility for supervising the livestock since we are here on the land. In fact, that's part of our desire to have the land used in this way for a while. We'd love to have our own animals on it some day. 
The land has a conservation easement on it, held by the Upper Valley Land Trust. Also, the land is enrolled in the VT Current Use program.
