Property has been used historically as a Farmstand. Fields were not cropped in 2019 or 2020, and although PH will be fine, additional fertility and  tillage will be needed to bring fields  back to full productivity. Tillable acreage is divided by an existing railroad bed (guilford Transportation), the front three acres can be heavy on a wet year, the back 6 acres very similar to our agawam and hadley soils. We have grown potatoes, hard squash and sweet corn there  productively 20 years ago, but fields have been in hay and mixed vegetables since. Abundant water for both drip or overhead irrigation. Farmstand remains in sound shape, new roof and operationally  turn key.    A three season structure, as there is no insulation.
