There is a small intermittent creek that runs through the property that could be used for watering or irrigation most months through the year. I have never seen it dry up. However, the Lamoille River is available for irrigating at any time. The longest pump distance would be 200 ft.

There is a two bedroom house on the property. It is basically an apartment above a garage. The kitchen, living and dining are upstairs, the shop, laundry and spare bedroom are downstairs. The house and the land are for rent. If the tenant is interested in farming, then we can negotiate a price for the land. I am reserving the right to till a small portion of the land. However, there is plenty of land to support a small vegetable farm. There is enough land to support several greenhouses, livestock, fencing, treed areas etc.
