This property has never been farmed as far as I know. The soil looks good to me, as a professional landscaper though I haven't tested it.

The house, wood shop, cabin and wood shed plus 14 acres is for sale. I'm going to field best offers, because I believe this land is worth more than it's current assessment, which according to the town of Washington is $325,000.

I would like to sell my property to the right people - this is important to me. The property is magical so this is a good place for people who want more than the average location. I want to make sure the land is respected and cared for. There are perenial gardens, raspberries, blueberries, apple and plum trees. There is a pig farm next door, down the hill. This could be a plus for another farmer, or not. The hill top location makes working on the land very pleasant, and there is plenty of solar power. The wind turbine needs some work but should be functional with repair. The power line is a mile away so this is truly off grid. There is a stone circle at the height of land which was put in by the original owners, overlooking the whole Chelsea valley. Though it's only 5 minutes to town, this place feels remote and is the end of the road, where the plow turns around in the winter. A mile further down the 4th class section of road VINS (Vermont Institute of Natural Science) was recently donated around 200 acres with an old farmhouse, and will be doing summer camps and retreats there. There are miles of places to cross-country ski and hike, without meeting another human. I have put my heart and soul into reclaiming this abandoned property and will be happy to find people who will love it as much as I have.
