This former dairy farm sits at the North end of a large mountain (Snake Mtn.) in the middle of the Champlain Valley. Due to the location the soils are varied and lighter than the normal "Vergennes clay". The fields are generally flat and well drained and all accessible from the farm yard.
Located on a State Highway (rt. 17) it has good exposure for retail and is easily accessible for large trucks and equipment. There is a large farm pond, fed by a mountain spring, available for irrigation, swimming and fishing (bass).There are two large pastures fenced with woven wire.
I am surrounded by medium to large dairy operations-all of which are multigenerational.
My personal choice has always been to maintain an operation sized for my sole input with occasional outside help. Over the years I have worn many hats from dairyman to certified compost operator, to high quality horse hay supplier, to boarding facilities for horses, cows, and sheep and goats.
There are 5 major buildings of varying ages and conditions. They are all fairly flexible as to usage.
There is reliable power at the roadfront.
Addison is a small town on the western shore of Lake Champlain. It is mainly a dairy area with a large amount of crop farming as well. There is municipal water serving three towns. Otter Creek, a major tributary to Lake Champlain, borders the town to the east and is just east of my farm.
This valley is very picturesque and is some of the best farming land in the state.
I opened a roadside stand two years ago and it has been very successful to date with 24/7 access on the honor system and many repeat/local customers. I have also ttended the Middlebury Farmer's Market for over a decade with everything from plants and trees to compost to vegetables, honey and jelly. There are also local farmers markets in nearby Bristol and Vergennes.
In sharing my property I am looking for both help with my endeavors and people with their own hopes that I can help along their journey. It would be nice to have people with previous farming experience including animals and equipment, mechanical skills, a sense of humor, and quick learning ability. I would expect to see a business plan at some point.
