Description

Owners of 38 acres in Ludlow, Massachusetts seek a reliable farmer or farming family to develop agricultural or orchard operations on approximately 5 acres of this multi-use property initially.

This land has been in our family since 1937.  On this land is a small 1890s cottage and barn and the 4 fields around the buildings total around 5 acres.  No farming has been done with this land during our tenure. Organic farming would be possible and desirable to us. Ludlow is a Right-to-Farm community. The fields are south sloping and we know that apple and pear orchards were here in the 1900s.  The soil is somewhat stoney and these fields are all bordered in stone walls that we wish to maintain. There is some brush-hogging that will be needed in order to farm the full 5 acres and we would expect the tenant to handle that.

Most of the remaining land is wooded and a spring and year round stream run through the property. A drilled well (~6 GPM) and electricity are available. Owners live on another 4 acres that is (north of and) adjacent to this property.
