Description

The owners of Maple Wind Farm are consolidating their operations at their Richmond location and are seeking a buyer for their 137 acre farm property in Huntington, VT. The property was conserved in 2013 and has been a viable grass-based diversified livestock farm since 1999. The farm is comprised of certified organic pastures that have extensive perimeter high-tensile fence and water systems, a ½ acre spring fed pond, two large barns, a sugarhouse, a shop and equipment shed, a 3 bedroom home with attached but separate 2 bedroom apartment, and a 1 bedroom apartment over the shop. Since the property is conserved for agricultural use, any buyer must have a current viable farm operation or have an approved business plan for a viable farm operation. For information regarding the Conservation Easement, please read the information at this link: https://landforgood.org/wp-content/uploads/Selling-an-OPAV-Farm.pdf, and contact Vermont Land Trust steward Adam Piper at (802) 861-6405 with any questions about the requirements attached to conserved land.

Beth Whiting and Bruce Hennessey of Maple Wind Farm (MWF) have operated the farm since 1999, producing 100% grass fed beef, pasture-raised pork, broiler chickens, and turkeys. Over the years Beth and Bruce ran a farm-based summer camp for children aged 7-12 for 4 years, have boarded up to 9 horses, and continue to rent 2 yurts on the property for individual family and group recreation during the winters.  The farm is 20 minutes from Richmond, Hinesburg, Waitsfield and Bristol. This hilltop, end-of-the-road property has spectacular views to the west and borders Camel’s Hump State Forest, a 20,000 acre preserve with extensive trail systems (Long, VAST and Catamount Ski) and abundant wildlife, making it an ideal location for an agri-tourism operation. MWF is also close to Mad River Glen (15 minutes) and Sugarbush (25 minutes) ski areas. The farm property consists of approximately 80 open and fenced acres with the balance in woodlands.  Both pastures and woodlands operate under a Use Value stewardship plan. Woodlands are comprised of a mixed age Red Spruce stand, a sugarbush stand yielding approximately 1000 taps and smaller Hemlock and mixed age hardwood stands. MWF leases an additional 25 acres of adjoining fenced pasture land.

The farm currently produces 100% of MWF pastured pork and a third of the operations grass fed beef output.

Both apartments are currently rented by long term tenants. Recent soil tests are available.

Infrastructure includes:

60 x 140 arena barn (free span)  with two 25 x 75 wings with installed automatic winterized water founts.

40 x 100 barn with hay loft, animal stalls, and workbench areas.

Extensive high-tensile perimeter fencing. Both 2-strand and 5 strand.

Two independent developed water source (artesian well and spring). Extensive 1” surface water lines exist with hose bib valves every 200’ designed for intensively managed grazing operation.

The entire farm can be powered by a tractor PTO driven generator system if power is lost.

6-ton Brock Grain Bin with auger loading system.

16 x 20 Sugarhouse.

2 - 24 panel Solar Trackers (owned by All Earth Renewables- we pay discounted energy bill to them. Option to purchase)

18 x 24 heated shop with attached 24 x 36 equipment shed. Above the shop there is a 400 sq ft 1 bdr apt.

60 x 120 packed gravel pad with gravel roadways (former site of superstructure barn) with buried water and electric lines and passive-solar heated water founts.

Two-story 3 bdrm/2 bath 1500 sq ft home with attached but separate 700 sq ft 2 bdrm/1 bath apartment.
