Description

We purchased this lovely property of rolling hills, meadows and woods in 2011, after the family of 150 years had placed it on the market. Although the farm had at various times sported work horses, dairy cows, beef cows, commercial strawberries and family gardens, by 2011 haying was the only activity. We planted our Asian pear trees in 2012 and variously been planting more apple and pear trees, as well as blueberry bushes, ever since.

In 2013, we opened our farm market in the existing 20' x 16' tool shed that we upgraded, and in 2016 we invested in new construction that included new septic, a full commercial kitchen (allowing for the all-important frying of cider donuts) where, year 'round, we offer a hot food menu that includes NY style pizza, our own baked goods as well as other local baked goods, locally roasted freshly brewed coffee, burgers and fries, breakfast sandwiches and more; our farm market features our own eggs and fruit plus the best of local as well as specialty foods from a wide geographical area (milk, cheeses and dairy, meats, rare dates, fresh fudge and more, plus our private label line of pickles, preserves, mustards, pasta sauces, salad dressings, barbecue sauce, canned peaches and more), many local vendors including a strong U-Pick traffic period July through early November and heavy Thanksgiving traffic including freshly baked pies and fresh local turkeys. Orchard Ridge Farm is located only 20 minutes from Portland Maine, widely considered the foodie capitol of New England or even of the country.

We did not follow the pattern of other U-pick fruit farms; we did not plant MacIntosh or Cortland, but instead we planted only apples that offer disease resistance for low/light spray, and best-in-class performance, whether that be in fresh eating, baking, storing or processing/drying; as a result, our unusual lineup of apples readily sells for the highest retail (U-Pick) price in the state at $2.39/lb, with blueberries at $4.99/lb and pears at $3.30/lb.

We have grown the farm from the bottom up into an established, profitable agritourism business, even though its 12 acres of fruit are now only about 10% of full future productive growth. Orchard Ridge Farm is poised to be shepherded into maturity by new owner operators.

A full list of equipment is available from the seller. The farm is equipped with multiple Harnois hoophouse structures, storage, and egg wash room with a new egg wash machine, inventory storage, newer orchard sprayer tractor, newer utility tractor, orchard airblast sprayers, Uniram drip irrigation to all fields, recently upgraded 1.25" tap into the 10" PWD water main at the street, a deer fence recently installed, a flail mower, zero turn riding mower, hay wagon, tractor-powered post hole auger with 9" and 18" augers, fully automated poultry feed system including a bulk bin, a walk-in freezer and a walk-in cooler under a robust shed roof, a workshop inside the barn, two road front signs and much more.

The asking price assumes the buyer is purchasing a profitable and essentially turnkey agribusiness/residential property with full development rights intact in the strongest real estate market in the state, and with all tractors, equipment, farm-specific tools and supplies plus substantial current retail inventory, plus corporate identity, brand, business contact information, records, 12 acres of blueberries as well as moderately high density orchards planted at 90% stand, retail established specialty foods market and full commercial kitchen, bakery and pizzeria with a strong customer base, established agritourism activity, active digital loyalty program, prominent website and Facebook and Instagram social media engagement, branded fruit picking bags and boxes, an established wholesale business including product distribution through Maine, close proximity to a major walking trail that draws many daily and seasonal customers from close by as well as the wider region, a strong reputation and loyal customer base for live poultry sales, and community goodwill. Upon offer, other sale arrangements will be considered.

Farmhouse: 1858 1.5 stories, approximately 1,500 square ft, some recent renovations and more to do. Primary heat from two recently installed Jotul wood burning stoves. Five bedrooms (two renovated), one full bath (renovated), partial basement. Currently occupied by the current owners/farmers. Septic tank recently replaced. Commercial washing machine and residential dryer in the basement.

Priced at $899,000
