Land Lease Opportunity


Owners of Littlewood Farm are looking for a highly qualified farmer to lease approximately five acres of the farmland and infrastructure. Land for Good and the Vermont Land Trust are assisting in this process. The lease is available starting with the 2021 growing season.

Our goals are:

Ensuring the farm remains viable into the future producing food or fiber;

Ensuring the farm is well-maintained and used in a productive and sustainable manner, and maintaining the organic land certification status;

Establishing and maintaining open communication between the farmer and owners.

Tenure Description

Owners of Littlewood Farm are willing to sign a three-year rolling lease on approximately 5 acres of certified organic cropland and infrastructure to a farmer. The lease rate is $2,500 per year for the land and infrastructure. Infrastructure includes a total of five greenhouses, irrigation, and the wash and pack shed. An apartment will be available for rent on the farm as of Fall of 2020. This apartment is in the greenhouse complex. The farm is located in close proximity to areas with housing available. Equipment including tractors, a pickup truck, and a good range of vegetable production attachments may be rented at an additional hourly rate. A rent-to-own option on the equipment is negotiable. The lessee is responsible for a share of the electricity bill. The incoming farmer must maintain insurance. We hope to attract proposals from applicants with previous small farm business experience, who are seeking an opportunity in a field to which they are already committed.

A lease-to-own option is negotiable after a 1 year trial period.

Property Description

Joey Klein and Betsy Zeigler have operated Littlewood Farm for 30 years. The farm is an institution in Plainfield, providing locals throughout Washington County with organic vegetables and berries. The land along the Winooski River has been available for community access to the river frontage. The farm gives people the opportunity to easily connect with agriculture and the people who produce their food. The farm is in close proximity to Montpelier and within walking distance of Plainfield village, located at the end of Recreation Field Road.

property consists of 14 acres of prime rated agricultural soils as well as two acres of soils with statewide significance. The soils are utilized primarily to grow vegetables and berries, which are sold at the Plainfield Farmers’ market, to local area co-ops, restaurants, and institutional buyers. On-farm sales of small bulk quantities for home processing are a growing option. Pick-your-own berries have been successful here in the past. An established retail bedding plant business is an additional source of income for a farmer leasing. Some areas of the farm are suitable for pasturing small animals that may compliment other enterprises on the farm. In addition to the cropland and pasture, the property contains 12.5 acres of woods and encompasses 3,800 feet of Winooski River frontage.
