Farm infrastructure details

This is an old family farm that has not been used as a dairy in the past 50 years, possibly longer. Sugar maples were tapped for the last time maybe 20 years ago. Hay is grown and mowed regularly. Fruit trees bear but drop fruit on the ground as no one has live there for 2 years and prior to that family was too old to work the land

Farmer housing details

This house is the original family farm house expanded over 180 yrs. It is rustic with no granite countertops, no appliances, nasty cupboards & old sink. Nice long porch facing a street that no one drives down. 2 bedrooms upstairs and 2 down stairs. Big pot belly stove for heating. Long hall reminiscent of a Basque dining hall. Very very basic.

Equipment and machinery

None available

Sorry - all sold at auction. You can thank the bank for that.

Asking $3200 a month obo. I need to pay property taxes ($14,000 a year) and get a decent return on my investment. This is a great opportunity considering all streams of possible income. House rental alone is probably worth $1700.
Additional Information

Description

Beautiful tri-level barn, several out buildings, small chicken coup and rabbit hutch. Main residence has 3 bedrooms, 1 full bath & 2 half baths. Kitchen is rustic at best. Family owned for 180 yrs. No equipment included. Barn has electricity and large room that could be used as additional living space. Natural soil ram to access middle story of barn. Massive large fields for growing hay, alfalfa & other grains. Large sugar maple forest untapped for several decades needs some serious management with forestry supervision. Antique sugar shack probably in need of repair. Great potential for Air BnB, Summer Camp, Sheep farming. Some old fruit trees. Old abandon homestead on top of a rise with small seasonal swamp below otherwise no water issues. Was a natural aqufir for over 100 years but now there is a water treatment system in the house as well as new water heater and pot belly stove. Large wood shed for seasoning and storing wood. Pastures may be stoney so if you want to plant vegetables you make have to clear some rocks but overall ground is good and only slightly rolling flat lands. Wooded area are more rocky.

I want to keep my cousin's farm in the family and fulfill his wishes that it stay as a farm and not be subdivided into housing developments.  My life is pretty settled else where but I would love to come visit and work on the farm in the summer for a 1 to 4 weeks with my son and husband if that was welcomed by the renters. I have lots of idea of how to generate money and could work on marketing products produced on the farm but I can't afford to carry the farm while not living there.  I am a little too old to start farming but want to encourage others to continue in this sacred calling to care for the earth.
