Description

Rockville Market Farm is a diversified, progressive, organic produce farm established over the past 20 years and active through the 2018 season.  Agricultural products were sold, both retail and wholesale, including restaurants, hospitals, grocery stores, etc.  During the 2019 growing season, the farm was leased to a hemp growing enterprise. This is a unique farm property with a multi-use farm house with plenty of privacy.  The farm has a high percentage of tillable land boasting high quality, lighter loam soils.  Frontage on Lewis Creek offers irrigation potential.  Farm house and infrastructure relatively new and well maintained. The farm consists of 108 acres of certifiable organic land, dwelling, greenhouses and barns located at 205 Cemetery Rd in Starksboro, Vermont.  There are two separate non-contiguous parcels: a 57 acre northern parcel with house, greenhouses and barns and a 51 acre southern vacant land parcel located approximately 1/2 mile to the south.  The Vermont Land Trust has a "traditional" conservation easement on the property that prohibits residential and commercial development, and the parcels cannot be sold separately.  Currently, it is not required by the easement that the property owners use the property for agricultural endeavors, but buyers will have the option to sell further easement to the Vermont Land Trust that would restrict the the property for agricultural use only.  In addition, the "traditional" easement has provisions allowing for the building of a farm stand.  The property is also enrolled in the State of Vermont Current Land Use program.
