Additional Information

Description

This property has been operated for the last 8 years as a small farm raising organic bedding plants, organic pastured poultry, and grass-fed beef and lamb, and is an ideal site for a homestead, small farm business, or as home base for a larger grazing operation- lease options for grazing larger neighboring pieces are a likely bet in this area.  All the major infrastructure is ready and waiting for you to move in and get to work on your farm dream.
Spring Chicken Farm is situated on 8.5 acres of fertile valley bottom in the Tabor Valley of Topsham, Vermont.  Bounded on the west by the Tabor Branch of the Waits River, with excellent valley views to the south. 3.3 acres are mapped as Ninigret fine sandy loam, prime agricultural soil (at least 1.25 well drained enough for a great market garden and/or high tunnels). Large, well tended organic vegetable garden, and 5+ acres of lush valley bottom pasture with excellent grazing infrastructure: 5 strand hi-tensile perimeter fence, gravel laneways to cross wet areas, and a dedicated pasture well with multiple water spigots along fence edges to facilitate easy-as-pie rotational grazing.  Ditch fences keep animals out of sensitive waterways and the river, and an acre strip of young trees planted on the river protects the bank from erosion.  You can hear the Tabor Branch bubbling through the backyard while you work in the garden, and relax in the wood-fired sauna after a long day’s work.  The shady brook provides ample opportunities for wading and trout fishing.
We built terrific infrastructure in conjunction with CREP and VACD Livestock Exclusion programs, and want very much to find a new farmer who will benefit from these improvements.
