Description

The Stetson Farm and Forest was originally part of a much larger working dairy and woodlot operation until about 30 years ago. Now this 95 acres is ready for the energy of the next generation hopefully to be appreciated for the diverse beauty of the native grass pastures and wildlife sharing the forest and bog. While many large parcels are turning into subdivisions in Central Maine, we would love for this sanctuary to remain in sustainable agriculture such as pastured livestock, vegetable production, mushroom cultivation, native plant propagation and sales. Someone talented in crafts could find a treasure trove of ideas while exploring the deep woods. We have had many guests comment on how restorative it felt simply walking the half mile around the back field hay pastures on the mowed walking path following along the edge of the forest. Agritourism would defiantly find a niche here with the location between Bangor and Augusta on State Highway 222. Perfect location for farm stand, CSA, or even a rural B&B.

Housing: 2003 (24 x 44) Fleetwood manufactured home on cement slab with tie downs, attached insulated 12 x 44 sun-room with views south over the fenced pastures, as entry and relaxation space. The six full sized picture windows are warranted by Home Depot, even to the next owners! The passive solar gain is outstanding during the coldest winter days. Also attached is a three bay carport semi enclosed for two large vehicle parking, storage and work space. Propane forced hot air heat is supplemented by a large efficient wood-stove in sun-room. As we usually cut our own firewood, we heat with about 5 cords each year and use less than 100 gallons of propane for cooking, heat and occasional dryer. Three bedrooms and 2 full bathrooms, open concept living, dining and kitchen area. The master bedroom has convenient walk in closet and private bright bathroom with linen closet. Second bedroom has it's own door to the carport and would make for perfect guest room or office. Third bedroom is cozy and has private phone line. Separate laundry room with storage off the kitchen, propane Maytag dryer with moisture sensor, 2017 Samsung HE front load washing machine, and door to the front yard area. Whirlpool propane range, 25 cubic foot GE side by side refrigerator, and Whirlpool trash compactor are included. The home is modest but very well maintained and comfortable. We have been home sharing with travel professionals and others so the spare bedrooms have micro fridges and extra shelving in spare bathroom. Fresh paint almost everywhere, move in condition and mostly furnished! 2016 town assessed at $91,000 before putting most of the land into Tree Growth Protection and Homestead Exemption which saves $1000 each year! There is also a seasonal "pond" in one large pasture which can be utilized for watering livestock or recreation. New well and septic also in 2003. We have never run out or even low in water from this well, even when watering 2 acres of pastures in hot summers! We do utilize a Reverse Osmosis Water Filtering System as the past chickens of the area has increased the nitrates in this well. Our hope is to find the right buyer soon so we can retire. Toys, tools, and four wheeler included as bonus!

Second Housing: 1993 Liberty 14 x 76 manufactured home on cement slab with tie-downs, attached 14 x 45 semi enclosed carport with 10 foot wide automatic garage door for the winter snow. Three bedrooms and two large bathrooms complement the open living dining and kitchen area. There is a separate laundry utility room with 2019 Samsung HE front load washer. Heat is Kerosene forced hot air, just serviced this winter 2020, usual usage is $1500 each year keeping the home at 70 degrees. This home was moved to the property in 2005 and extra insulation, new vinyl siding and windows and doors added. The roof was covered with 40 year warranted red metal also over the carport. The home is also being sold mostly furnished with upright piano in the living room. The master bedroom is spacious and bright with two east facing windows to the pastures, large walk-in closet, and cheerful bathroom with south facing awning window up higher for privacy. The spare bedrooms also have micro fridges. Kitchen has smooth top range, 2019 large French door fridge, and large upright freezer. There is a dishwasher but it has never been used by us. An umbrella type clothesline is utilized in the carport for drying laundry in the south breezes. New well and septic also in 2005.

Equipment: Dr lawn and leaf rake, Husquvarna 42 inch mower and snow thrower, 2013 Polaris Rancher 450 four wheeler, Dr Rapid Fire log splitter, and other tools as BONUS, no value assigned.

Priced at $229,000
