Land is currently under contract with a solar company for leasing rights, but the town put a 6 month moratorium on new solar projects back in June. The contract expires in May of 2027. If the town can come to agreement on how to proceed, it is possible 5-10 acres of the property will be leased for solar energy production. A buyer will accept the terms of that contract, which may expire without a project due to new town ordinance, or could provide a passive income for 20 years, with an option for 2 5-year extensions. Our initial interest in working with a solar company was for passive income as well as the transformation of forest into pasture for sheep, with agri-voltiac use being a stipulation in the contract.
Most of the property, in its current state, is suitable for goats and pigs in a silvopasture setting. The soil is sandy, with a mix of hardwood and softwoods, and native low bush blueberry patches. Our one experiment with pigs did a great job tearing out brush and improving the soil. Any large scale row crops would require soil amendment with animals or compost/mulch. We currently grow our vegetables in raised beds and large pots.
