Property for sale

The owner of Winterberry Farms, is looking to retire and sell the property, located at 538 Augusta Road, Belgrade, Maine. Winterberry Farm is a certified horse and oxen powered farm, located near Great Pond in the heart of the Belgrade Lakes area in Central Maine. There are 40 acres of tillable certified organic farmland, a three story, 8-bedroom Victorian farmhouse, a historic barn that is in the national registry of historic places, and a full service farm store with commercial kitchen. The barn has housed many types of events, including weddings, and operations including sleigh rides, kids camps, pick your own produce and flowes, and local CSA. The farm currently has vegetables, livestock, fruit orchard, berry bushes, cut flowers, maple syrup, honey, and Christmas Trees. While the business itself (and Winterberry Farm name) is not for sale, a farmer would have the opportunity to purchase the hoop houses and equipment on site. The property has been a farm since 1870, and the deep history of public engagement through agritourism provides a runway for a new farmer to build off. The property is being offered at $1,590,000 under an easement with Maine Farmland Trust. The current owner really wants to see the land stay in productive agriculture and support the next generation of farmers.

Sale price

$1,590,000

Additional Information

Located in the Belgrade Lakes area of Maine the most sought after lake town of Maine, 1 hour from Portland. A small orchard of fruit, plum pear and cherry and peach trees, and a prolific heirloom variety raspberry and black berry patch, we have created walking trails and biking, snowshoeing adventures, complete with a maple groove whether you are looking for for a different lifestyle, a career change or the love of farming, this property is a dream come true, come live the dream on Winterberry farm. The farm also has a natural spring for water. The farm was established as the Foster farm in 1870, a small dairy and sheep farm, sold in 1922 as a residence and not farmed again until 2001 when Mary purchased the farm and renamed it Winterberry Farm, the original barn still stands in all of its glory. We jacked it up and replaced the supporting beams and had it accepted into the national registry of historical places, (hoping that one day when the farm bill supports restoring old barns it would be replaced.) Winterberry farm has been run by Mary and her 3 kids since 2002, always horse and oxen powered, always certified organic, the farm has raised beds in 8 gardens, 4 greenhouses, a water system from a farm pond, woodlot with hardwoods and Maple for the sugaring and Christmas tree lot with balsam trees. We have been running a glamping wall tent for farm stays, and several agritourism programs on the farm, including: sleigh rides, ice skating and farm to table dinners, the farm has been the special place where many many summer folks that come to Belgrade Lakes area to their camps generations old, and the locals that frequent the farm store to buy a slice of Miss Mary's pies and cut flowers and vegetables. Folks have been bringing their family's to the farm to visit the animals and walk the vegetable and cut flower gardens, cutting and harvesting their own flowers and vegetables with our self guided tours. I would like to see the farm remain a working farm and supply vegetables to the Belgrade Lakes community and continue to allow them to walk the farm and visit. I would like to know that the next family here will love up this very special property and care for it with tender hands and feet and leave it better then they found it for the next generation. The energy from the young farmers in the bio' of farm seekers is uplifting to me, in the State turmoil that we find the earth in currently, I welcome a longer conversation with each of you, to see if my farm is a good fit for you.
